I'm unsure what this problem may be and i've tried to fix every thing i've thought of to see if it would run through tool, however the lightmap just keeps showing that message even after i've fix the problems. so can anyone of you help me to fix this.

Did you add a smoothing group to a high poly or to a large area?

try removing the smoothing group then run lightmaps to see if it works.
if it does adjust the smoothing then do lightmaps again.
